CAN I VIEW THE APARTMENTS?
If you are the candidate selected by us, you will be put in touch with the current tenant. Together you can plan a viewing. And possibly discuss matters to be taken over. If the property you are interested in is vacant and you are selected as a candidate, the rental agent will schedule a viewing with you.
RENTING IS SMART AND LUXURIOUS! WHY?
As a tenant you know where you stand. No unexpected charges, no financial risks, no impairment. And the major maintenance? You don’t have to worry about that. Repairs are also arranged for you.
ARE THERE STORAGE ROOMS AVAILABLE?
There may be separate sheds for rent. Storage sheds are not standard part of a home. The rental price for the storage rooms is €18.00 per month. Because there are fewer storage spaces than homes, it is no guarantee that a storage space will be available. When you rent a house you can inquire about the availability of a storage box.
ARE THERE PARKING SPACES AVAILABLE AT THE ROOFS?
Yes there are parking spaces in The Roofs. Parking spaces are not standard part of the house. The rental price for a parking space is €150 per month, excluding €10 service costs. Because there are fewer parking spaces than homes, it is no guarantee that a parking space will be available. When you rent a home you can inquire about the availability of a parking space. In the course of 2023, a number of parking spaces will be equipped with an electric charging station. There are also a number of disabled parking spaces available.

Use our registration form to register quickly and free of charge for the extensive search service in our regions. Based on the information you provide, you will be automatically informed by e-mail when homes that meet your search requirements are available.
- Responding to the housing offer
Do you see a rental property that meets your needs? Click on the button ‘RESPOND’ and we will contact you to schedule a viewing. If there are several candidates, the house will be offered to the most suitable candidate. The length of registration at vb&t can also be decisive. - Viewings
If you contact us for a viewing, you can take a look at the current tenant at a house that is not yet empty. In the case of vacant homes, you will view the home with one of our rental employees.
- Upload documents
If you want to rent a house after viewing, we would like to know more information from you. We do this to avoid disappointments. Based on the information provided, we can check whether you meet the conditions set by our clients. - Screening
As soon as you indicate after a viewing that you want to rent the house, we will check all documents definitively. When the file is complete and all documents are in order, you will receive a final agreement from us to rent the property. - Drafting and signing rental agreement

You will be invited by our rental employee or home inspector for the key transfer. During this appointment we take the status of the house through an inspection and you receive the keys. From that moment on you can start furnishing your new living space.

Testing & Income
WHAT CONDITIONS MUST I FULFIL TO BE ELIGIBLE?
To be eligible for an apartment in The Roofs, it is important that you meet the income guidelines.
Before we are allowed to rent out a property on behalf of our client, we are obliged to investigate your background. For this we need some information from you. As soon as you register with us, you can upload this data in your own portal.
A credit check and PEP and Sanctions list check can be part of the investigation into your background. To prevent identity fraud, your ID is checked for authenticity, among other things, by reading the NFC chip. In addition, transaction monitoring takes place on the bank accounts from which the rent is transferred. We, or the property owner, do this in the context of the WWFT.
In case of forgery, a report will always be made.
DO I NEED A HVV (HOUSING) PERMIT?
For homes in the social and medium-rent sector, you are required to apply for a housing permit through the municipality of The Hague. We would like to refer you to the website of the municipality of The Hague with all criteria regarding the housing permit.

WHAT ARE THE INCOME GUIDELINES FOR RENTING SOCIAL HOUSING?
The income guidelines are as follows:
Income a maximum of €44,035 (single-person household) and a maximum of €48,625 (multi-person household)
WHAT ARE THE INCOME GUIDELINES FOR RENTING A MID-MARKET PROPERTY?
The income guidelines are as follows:
Your taxable annual income is less than €51,148 per year if you live alone.
Your taxable annual income is less than €77,521 per year if your household consists of 2 people or more.
CAN I RENT A FLAT AS A TEMPORARY AGENCY WORKER?
Because a rental contract is entered into for a minimum of one year, it is important that you are also able to pay the rent in the long term. Therefore, we can only take into account income from a permanent employment contract (minimum 12 months). It is therefore not possible to rent an apartment in one of our complexes if you have a flexible employment contract.
CAN I RENT TOGETHER WITH A FRIEND?
Yes, this is possible.
IS IT POSSIBLE TO RENT USING A GUARANTOR?
No, it is not possible to rent using a guarantor.
In order to be eligible for one of the apartments, you must have a fixed and sufficient income that matches the income guidelines.
IS A SECURITY DEPOSIT/BANK GUARANTEE REQUIRED?
By default, no deposit is requested. If you do not have a permanent contract or are self-employed, a deposit of 1 month’s rent will be requested in most cases. As soon as you rent for more than 1 year and have a permanent contract, you can request a refund of the deposit.
Rent
CAN I APPLY FOR RENT ALLOWANCE?
It is not possible to apply for rent allowance directly when renting out.
Applying for rent allowance depends on your age, income, assets, rental price and the service costs. We cannot indicate in advance whether you meet the rent allowance criteria.
WHAT IS THE MINIMUM RENTAL PERIOD?
The minimum rental period is one year. After that, the rental agreement can be terminated as of the first of the following month + 1 month. An example: if you give notice on 19 April, the rental agreement will end on 1 June.
ARE THERE SERVICE COSTS IN ADDITION TO THE RENT?
Yes, certain costs are shared for the common areas that all residents use. For example, for maintenance of the outside area, cleaning entrances & stairs. These costs are paid from the service costs. You will always receive a separate statement of this and an annual overview of the service costs. The composition of the service costs is determined in a legal framework. More information can be found on the website of the Dutch government. The service costs are €60 per month.
DOES THE RENT INCLUDE GAS/WATER/ELECTRICITY?
No, the price shown on the website is the base rent.
The Roofs has an exclusive deal with an external heat supplier Eteck. As tenant you are obliged to enter into a contract with them.
What is Eteck?
You pay a rate for the supply of Heat consisting of fixed rates and variable rates consisting of the price per gigajoule (GJ) for the consumption of Heat. In addition to the rate for Heat, you pay a rate for the rental of the delivery set, for the measurement of heat consumption, and a fixed rate for Cold (space cooling).

ARE THE PICTURES ON THE WEBSITE OF THE RELEVANT PROPERTY?
The images are Artist’s Impressions. They are meant to give you an impression of what a property might look like. It is not necessarily a representation of your chosen property. The properties are delivered bare, with a finished bathroom, kitchen and toilet. The layout of the property can be seen on the included floor plan. The location of the property can be found on the floor plans.

WHAT DOES THE KITCHEN OF A CENTER RENTAL AND FREE SECTOR HOME LOOK LIKE?
The kitchens of the mid-term rental homes and the free sector rental homes will be delivered including; fridge-freezer, induction hob 4-burner, extractor hood, dishwasher and combi microwave from the ATAG brand.
DO I HAVE TO LAY MY OWN FLOOR AND WHAT DO I NEED TO CONSIDER?
The flats are delivered without floors. As a tenant, you will have to lay these yourself. Laminate is allowed, provided that a proper underlay is used.
HOW ARE THE WALLS AND CEILINGS FINISHED?
The walls in the living room, hall, bedrooms, are finished with wallpaper in a neutral colour. Some walls near the kitchen are painted white. The ceilings are finished in white paint. The wall in the toilet above the tiles is painted.
CAN THE WALLS BE PAINTED?
You may decorate and furnish the property to your own taste. It is permitted to paint or wallpaper the walls. We recommend that you prime the walls before painting. Doors and window frames may not be painted. And please note that when you leave the apartment, the walls have to be left white.
WHAT KIND OF KITCHEN IS THERE IN THE APARTMENT?
Each apartment is equipped with a modern kitchen. The layout is shown on the floor plans. The built-in appliances consist of an induction hob, extractor hood, dishwasher, fridge/freezer and a combination microwave oven or, in some flats, a separate oven and microwave oven. Please note that the social rental properties are delivered without a refrigerator and dishwasher.
HOW IS THE BATHROOM DESIGNED AND FINISHED?
The layout of the bathroom is shown on the floor plans. The bathroom has a walk-in shower or a shower cubicle with door, towel radiator and a washbasin. There is a mirror above the washbasin and in some flats the bathroom includes a bath.
HOW IS THE SEPARATE TOILET FINISHED?
There is a wall-mounted toilet and hand basin with a tap and toilet roll holder.
